Our Process
Think of your credit report as your financial CV. Your credit report plays a vital role in determining the mortgage products you can access. Because the information held on you can differ between the credit reference agencies, it’s best to check all three.
We will simplify the language the lenders speak.
We will have an initial conversation to hash through your ‘wants and needs’ to understand more about your current provisions, circumstances, and lifestyle expectations over the life of the mortgage. Consequently, we will discuss your affordability, sustainability and run through some tips and tricks that may help you secure your dream home.
This is a certificate from a lender showing that you’re able to borrow the required funds.
We will arrange a Mortgage in Principle so that you can start viewing properties within your affordability.
Research the area, scour estate agents and search websites.
The first thing you need to do is prepare. The more pre-planning that you can do the better, as you’ll go into the negotiation process comfortable and full of confidence.
• Research similar properties in the area
• Have your finances and documentation ready
• Work out your bidding strategy
Congratulations! Your offer has been accepted. It is one of the biggest financial decisions of your life, so now we will ensure you get it right.
We will confirm if any of your circumstances have changed and then research the range of mortgage products on offer which change on a daily basis, so we will have a quick check of the market again to see if we can find a better deal for you. We don’t automatically go back to the first lender.
Conveyancing is the legal process that transfers a property from one person to another. Licensed conveyancers are specialist property lawyers, who do all the legal paperwork, Land Registry and local council searches, draft the contract and handle the exchange of money.
We can recommend solicitors we have previously dealt with, who knows what they are doing, is a good communicator, reliable and most importantly, is on the panel of the major lenders.
The lender will arrange a basic valuation on the property. This will ensure the property is worth what you’ve agreed to pay for it.
It is advisable that you arrange your own Building survey on the property that will identify any potential problems.
Once the lender has carried out their underwriting checks, they will issue the mortgage offer. Another celebration point. You now have a formal offer that says the lender is willing to lend you the money to buy that property.
The conveyancer will check through to ensure everything is in order. They will then exchange contracts – this is when you’ll pay your deposit to your solicitor.
We have done our job by helping you get your Mortgage offer however at this stage, we will also ensure you remain in the house by advising you on how to protect your home and the finances.
The keys are finally yours.
Now you have the joy of moving. That’s the bit of the process that’s supposed to be the most stressful – good luck!
